Europe's Independent Hotels Turn to Global Brands Without Giving Up Ownership

More family-run and independent European hotels are joining the networks of Marriott International, Hilton, IHG Hotels & Resorts, Accor and Hyatt as the groups expand across the continent in 2026. Franchise and management agreements let existing proper...

What owners seek from affiliation

The shift, often called hotel chainification, reaches from historic hotels in Rome, Florence, Paris and London to business destinations in Germany, Spain and Belgium. Owners are seeking access to affluent overseas visitors and corporate travelers while facing growing demands for spending on booking technology.

For an independent hotel, competing online involves more than maintaining a reservation website. Search engines, online travel agencies and corporate booking tools each have their own distribution and marketing requirements. A global brand can provide reservation and revenue management systems, cybersecurity support and international marketing resources that would otherwise require substantial investment by the property.

Affiliation does not necessarily mean a sale or the loss of a hotel's individual identity. A family-owned hotel may retain its ownership and local character while taking on a brand's booking systems, loyalty benefits and operating requirements. Collection brands in particular offer a way to combine distinctive buildings and service with international distribution.

Tourism demand and the reach of loyalty programs

Europe received approximately 793 million international tourist arrivals in 2025, accounting for more than half the worldwide total, according to UN Tourism figures cited by IHG on October 22, 2026.

Eurostat's October 2026 release put tourist accommodation nights in the European Union at approximately 3.1 billion for 2025, up 4.1% from the previous year. Visitors from the Americas generated about 155.5 million nights, more than double the 2015 level, while visitors from Asia accounted for 81.6 million. In the first half of 2026, EU accommodation establishments recorded approximately 1.321 billion overnight stays, a year-over-year increase of 1.7%.

International reservation networks and multilingual booking systems give hotels a way to reach long-haul travelers before their trips begin. Marriott Bonvoy, Hilton Honors, IHG One Rewards and World of Hyatt can also bring affiliated properties to the attention of existing members, including American travelers. Their influence varies by destination and customer group; American visitors do not uniformly choose branded hotels.

Brand websites and apps offer another route to reservations alongside intermediaries such as Booking.com and Expedia. Travel And Tour World cites an estimate that those two agencies account for more than 85% of third-party European online hotel bookings, but says the figure was not independently verified against the official sources reviewed. Direct reservations may avoid some intermediary commissions, though they still carry marketing, technology and brand-related costs.

Measuring the shift toward branded rooms

Estimates cited by Travel And Tour World put chain affiliation above 41% of Europe's roughly 6.5 million hotel rooms by August 2026, compared with about 36% in 2020. The publication cautions that those figures were not independently verified against the official sources it reviewed. Its comparison with approximately two-thirds of rooms in the Americas and Asia-Pacific also lacks confirmation of the regional definitions and methodology.

A separate regional measure comes from the Horwath HTL DACH Hotel & Chains Report 2026. Using data as of June 30, 2026, it found that branded rooms represented 39.3% of the hotel room supply across Germany, Austria and Switzerland, up from 36.6% a year earlier. The national shares were 45.5% in Germany, 35.6% in Switzerland and 20.7% in Austria.

Accor led the region with 414 hotels and 59,505 rooms, according to Horwath HTL. IHG followed with 38,369 rooms and Marriott with 37,019. The report also identified opportunities for rebranding and conversions following the breakup of Revo Hospitality and the insolvencies of Lindner Hotels and ACHAT Hotels, rather than relying on new construction.

IHG combines portfolio growth with existing-hotel conversions

IHG announced on October 22, 2026, that its European operating portfolio had passed 1,000 hotels. It had added more than 210 hotels over the preceding three years, producing net system growth above 25%, and had more than 280 hotels in development. Its IHG One Rewards program had more than 160 million members.

The portfolio spans Holiday Inn, voco and Garner as well as Vignette Collection, Kimpton, Six Senses and Ruby. At the time of the announcement, Vignette Collection had 13 operating European hotels and 16 in the pipeline; Crowne Plaza had 98 open and another 21 in development.

IHG also reported 36 instances of individual brands opening in new European countries since the start of 2024, excluding Ruby hotels. Recent entries included Iceland, Sweden and Greece. In third-quarter 2026 results released alongside the milestone, the company reported a 3.8% quarterly rise in continental European revenue per available room, or RevPAR, at constant exchange rates.

An April 2026 set of franchise agreements shows how existing properties contribute to that expansion. Eleven hotels totaling 1,808 rooms in Germany, Belgium and France are scheduled to enter IHG's system in the first half of 2027 under Holiday Inn, voco and Garner.

The agreements cover six German hotels with 1,125 rooms, four Belgian hotels with 497 rooms and one French hotel with 186 rooms near Paris Charles de Gaulle Airport. Locations include Leipzig, Bremen and Wiesbaden, as well as Brussels Airport and central Brussels. Converting operating properties gives hotel groups access to airport and city-center markets without waiting for new buildings.

Marriott adds options for existing properties

Marriott's Autograph Collection, Tribute Portfolio and The Luxury Collection accommodate hotels whose architecture or service helps distinguish them from other properties. Four Points Flex by Sheraton provides another conversion option, particularly in the midscale segment. Owners gain access to Marriott's distribution network and Marriott Bonvoy, which the company said had nearly 271 million members worldwide in March 2026.

On March 23, 2026, Marriott announced plans to introduce Series by Marriott in Europe after signing 11 projects in Italy and the United Kingdom. The agreements comprised six projects with Italy's Amapa Group and five with Splendid Hospitality Group in the UK.

Hilton and Hyatt pair brand networks with individual character

Hilton's Curio Collection and Tapestry Collection allow participating hotels to emphasize local identity and architectural character rather than follow a uniform design. Properties can use Hilton's distribution systems, Hilton Honors program, marketing and technology resources. Membership, however, neither removes operating expenses nor guarantees higher occupancy.

Hyatt's approach includes The Unbound Collection by Hyatt, JdV by Hyatt and its broader luxury and lifestyle portfolio. European examples include Florence's IL Tornabuoni Hotel, Hôtel du Louvre in Paris, Hôtel du Palais in Biarritz and London's Great Scotland Yard Hotel. These properties show how historic architecture and established hospitality traditions can remain part of a hotel's positioning within an international network.

Accor's Handwritten Collection adds a Verdi agreement

Accor, headquartered in France, offers independent hotels affiliation through Handwritten Collection, MGallery and Emblems Collection. Its European Handwritten properties include Hotel Rathauspark Wien in Austria, Baia Delle Zagare in Italy and Château de Mazan in France.

At the end of June 2026, Handwritten Collection had 50 operating hotels with 7,904 rooms worldwide. Its development pipeline exceeded 55 hotels and 5,700 rooms. Accor's October 28 update put the brand at more than 50 hotels across 22 countries, with 58 hotels in the global pipeline.

That update accompanied an agreement between Accor and The Corinthia Group covering five Verdi hotels in Malta, Portugal and Tunisia. The hotels are due to join Handwritten Collection under a franchise agreement from November 2026, with two further properties planned in Hungary and the Czech Republic.
